			<content:encoded><![CDATA[<p>If you live in a house built more than 25 years ago, your house was probably constructed with zinc coated iron pipes otherwise known as galvanized pipes.  As these pipes pitch age, zinc will erode and rust will form in and around your water pipes.  When this process begins, you will need to have your water pipes replaced.  These days, galvanized pipes are replaced with copper pipes.  This is called copper repiping.</p>
<p>All water pipes must withstand two elements: volume and pressure.  Water volume is measured by how much water can actually flow through your water pipes and out of the faucet in a set amount of time.  The water pressure is the force exerted by the water as it flows through your pipes.</p>
<p>Usually, homeowners will begin to notice a drop in water pressure and their house.  The water pressure continues to drop in all of the faucets, causing dishwashers and washing machines to fill up very slowly.  You may find that bath tubs and showers don’t have the water pressure they used to, and water hoses in the garden don’t work as well.  When you notice this decrease in the water pressure, it’s probably time to replace your water pipes.</p>
<p>It’s also common to find that your tap water is discolored or smells bad.  This will be because of rust in the water lines, resulting in leakage.  When this starts happening, a plumber or a copper repipe specialist can tell you if it’s time for new copper repiping.</p>
<p>At this point, most homeowners choose copper repiping to replace the galvanized pipes, because copper pipes are durable, lightweight, and don’t even rust.  As copper pipes do not leach chemicals into the water, the water will be free of rust and taste much better.</p>
<p>Copper repiping, a trend tossed around by many home improvement fanatics, is an expensive and time consuming process.  This is not the type of job that a do it yourself should attempt.  In fact, you should check to see if the plumber you’re hiring has ever done this kind of work before.</p>
<p>Another reason to go for copper repiping is removal of debris.  The old pipes will have to be disposed of properly, and most cities won’t allow you to put the construction debris in a city dumpster.  A professional plumber will have the proper permits to haul and dump the construction debris.</p>
<p>Be sure your plumber gets the proper permits from the city.  Any construction work done on your house or property must have city permits.  If the plumber says you don’t need permits, hire a different one for the cause he’s not being honest.</p>

Whereas other people treat themselves to a sports car or Caribbean cruise, Dave treated himself to a steam shower in the basement of his house, for which he spent a total of about $3,500. After work, he steps in there, turns the steam on, and watches a day&#8217;s worth of tension disappear into the mist.<span id="more-55"></span></p>
<p>Although traditional hot air saunas, the kind that are lined with wood, where you sit with a towel over your face, are a luxury beyond the reach of most people, a steam shower is something different. It can be fitted into an existing shower stall, and easily incorporated into a larger one during a bathroom renovation. When in operation, small but powerful electric steam generator heats water from a dedicated supply line, then sends plumes of relaxing and head-clearing steam into the shower stall through one or more nozzles located near the floor. If I have a client trying to decide between a whirlpool or a steam shower, I recommend the steam shower every time.</p>
<p>In addition to the generator, construction of a steam shower requires a stall enclosure that is completely sealed off from the bathroom so all that steam cannot escape. Otherwise it&#8217;ll peel the wallpaper off the entire top floor of your house. Shower curtains are useless in this respect; a tightly fitting floor-to-ceiling glass door is the only solution. Locating the generator can also require some maneuvering. Although only the size of a carry-on suitcase, it requires additional space to keep hot pipes away from wood framing, and an enclosure that can be accessed in case a part needs replacing. Generally they are put in a closet that abuts the shower area, or down in the basement, but the closer the better. To get the most steam, you want the most direct and short a pipe run as possible from the generator to the shower, with a maximum distance of 50 feet. The cost of these units is between $900 and $1,500, but the cost escalates, depending on how they&#8217;re installed, as Cousin Dave discovered.</p>

But if you&#8217;re doing a simpler renovation that does not involve new tiling, you can freshen up the look of an old tiled surface tremendously just by adding a new layer of grout. This is especially important if you&#8217;re spending a lot of time and effort on other parts of your bathroom, such as new fixtures and cabinets, and the worn-out look of tiles becomes even more pronounced. Cleaning can only do so much; in many cases, you need to go in there and actually remove the old grout, and replace it with new.<span id="more-53"></span></p>
<p>Many people dream of quicker fixes to this problem. I have seen, for instance, &#8221;grout-painting kits&#8221; that purport to allow you to change the look of your bathroom simply with an artist&#8217;s paintbrush. Save your money: It will not last longer than a few months. Others try to get by with the slapdash approach of applying grout to touch up areas where the old grout has fallen out. Or better yet, they try to slather a grout &#8220;veneer&#8221; over the top of the old grout to give it a newer appearance. This, too, is folly: New grout will simply not stick to old, and you&#8217;ll end up wasting both your time and money. The only solution is to remove the old grout completely, then start over again.</p>
<p>When I mention grout removal, people instantly imagine kneeling for hours on end while they hand chisel the old grout away. True, this is one approach that has worked through the centuries. It is performed with a grout tool that literally resembles a toothbrush with a hard blade, which allows you to hand-scrape the old grout away. By the end of that project you&#8217;ll not only vow never to do it again, but you&#8217;ll either have tennis elbow or bursitis from all that scrubbing. A far better approach is to buy one of the most versatile power tools of all: a mini-rotary tool, such as those produced by Dremel. This handheld tool resembles a dental drill on steroids. And the company invented an attachment a few years ago specifically to help with grout removal.</p>
<p>This tool is held in your hand on a slight angle, almost like a gigantic pencil. The bit inserted in the end is then run up and down along the grout lines, where it literally just grinds them right out of the joints. You&#8217;ve got to be cautious, however, because the bit will also cut into the edges of the tile if you&#8217;re not careful. Once you&#8217;ve finished with the tool, there is still a little bit of grout left that has to be removed by hand, but the task goes far quicker than the old-fashioned way.</p>
<p>Now that we&#8217;ve got the tile, plumbing, and ventilation systems in place, let&#8217;s take a look at the core of the bathroom: the tubs, showers, toilets, and sinks, which give this room its purpose.</p>

<p>1. Rather than relying on what a contractor or designer tells you, spend time gathering your own information, on the Internet and from books, magazines, and TV, to get a feel for what you can do. The stronger your opinions, the more likely you&#8217;ll get the results you want.<span id="more-51"></span></p>
<p>2. To come up with a realistic budget, begin by pricing everything at retail, even if you know you will eventually get some things at a discount. Inevitably, we choose pricier items as the project goes along, but this will be compensated by the bargains and discounts found in other areas. The result will be a budget that&#8217;s realistic rather than a fantasy.</p>
<p>3. Make sure you go far enough with the renovation. A renovation is a difficult project that will tie up the household for weeks, if not months. Rather than save some aspect such as a new tub or shower, of the bathroom for later, better to get it all done at once.</p>
<p>4. Come up with a realistic timetable for how long the project will take. This is especially necessary. If you&#8217;ll be doing the work yourself, but is also essential if you&#8217;ll be working with a contractor. As a rule of thumb, double the time you think it will take, and then add two extra days. This will be a good approximation of the completion date.</p>
<p>5. Check your contractor&#8217;s references. Ask to see a portfolio of the projects he has worked on, and ask to visit the bathrooms he has built. Happy customers are more than eager to show off their new bathrooms, so this should hardly be seen as an imposition. They can give you great insight into what the contractor is like to work with.</p>

<p>Rock gardens are usually planted with alpine plants. The rocks create a natural and decorative setting against which the alpines look at home; indeed, the rocky site provides the perfect, free-draining habitat with a cool root-run which alpines require if they are to thrive. Rockeries can be any size; they can vary from small arrangements built on patios where paving stones have been removed, to large features that take up most of the garden.</p>
<p>The site can be of any aspect but an open one with plenty of light and air is preferable. Although alpines will tolerate high winds they do not like draughts, so avoid constructing a rockery where wind is likely to be funnelled between buildings or trees. Rock gardens look best on sloping sites, but they can also be built on flat ground to make horizontal features.<span id="more-46"></span></p>
<p>The soil must be carefully considered. A free-draining loam is best if it can be obtained, otherwise a mixture of one part good garden soil, one part coir, peat or leaf mould and one part grit or gravel, as measured by volume, can be used; the grit or gravel is important as it will aid drainage. The soil used must be completely free of weeds, otherwise the rock garden may have to be dismantled so that the gardener can thoroughly weed the site.</p>
<p>Rockeries are attractive features in their own right and the choice of rock is important. If possible, use a local stone which will not only be cheaper but will also look more natural. Do not use lumps of concrete as these rarely look right, and in particular avoid using a soft stone that is more than likely to shatter and flake during the first frosts.</p>
<p>The rocks should be arranged so that they resemble the strata of a rocky outcrop rather than being dotted around on the surface of the soil. Each rock should be partially buried in the ground. This will create a more natural look and provide the plants with a cool root-run, as well as making the feature more stable so that people can walk across it to admire the plants.</p>
<p>For a more varied feature, certain areas of the rock garden can be given different soils so that a wider range of plants can be grown. Areas shaded from the sun during the hotter part of the day should have more organic material, such as peat or leaf mould, incorporated into the soil to make it more moisture-retentive; primulas love damp soil and these and other plants suited to moist conditions can be grown. Crevice plants can be worked into the vertical cracks between the rocks which will provide the sharp drainage that they require.</p>
<p>There is a vast range of plants that can be grown in rockeries but the majority flower in the spring. Try and include some summer- and autumn-flowering plants as well to give as much seasonal interest as possible. Rock garden plants need not be restricted to those from high alpine regions; many dwarf lowland plants are excellent choices. Small bulbs in particular can look very attractive in rocky settings.</p>

<p>Number four on the list is maintaining the current style of your home when choosing the curtains. Victorian style houses, for example, will benefit greatly from chenille or velvet curtains which offer just the right amount of elegance, while in Georgian properties satin, silk, cotton and chintz all in more subdued colours such as white or grey would be perfect.</p>
<p>Colour is always going to be a huge consideration as well, so identifying which colour schemes work well in a room is just as important as choosing the fabric itself. Furniture colours, as well as the colour of the floor and walls must blend nicely together and will therefore dictate the colour of curtain to use. It may well be worth seeking a professional opinion on this if you don&#8217;t trust your own judgement.</p>
